Lagar Hurtado: 766,587 sq. m estate, set within the protected natural park of Montes de Malaga, with sweeping views over mountains and down to Málaga, captured in early works by Picasso, is offered for sale. A rare opportunity to create an exceptional private estate or premium wellness and eco-tourism business valued at approximately €70 million (GDV). Exceptional scope for multi-use development in the mountains, moments from the Costa del Sol. Fully approved plans and permits in place, with scope for additional development. Málaga, September 15th 2025. The historic Andalucian mountain estate ‘Lagar Hurtado’, located in the district of Jaboneros, in the Montes de Malaga, is offered for sale by Beauchamp Estates., with a full suite of approved plans, permits and grants in place. The 766,587 sq. m estate, located in a protected natural park with exceptional panoramic views over the mountains and down to Málaga and the coast, offers a rare and unique opportunity to create one of Spain’s finest private estates and vineyards, or a world class, destination eco and wellness resort. “Lagar Hurtado”, known locally as Hotel Cortijo de la Reina, dates from the 17th century, when Cristóbal de Villarroel purchased the land and created Lagar Hurtado and its vineyards. The property was later inherited Antonio and Lázaro Torrijos, ancestors of General José María Torrijos, before being acquired in the late 19th century by the Spanish painter José Gärtner. The outstanding natural beauty of Montes de Málaga, Spain’s largest wine producing region in the 19th century surpassing Rioja, attracted artists and the gentry, with a young Pablo Ruiz Picasso being a regular visitor in the summers of 1895-1897, staying at the neighboring Lagar Los Llanes, owned by his god parents, and visiting his uncle, Baldermero Ghiara who helped support his work, at the mill he owned in nearby Hacienda El Lince. During this time the young Picasso, already a student of Escola de la Llotja by 1896, created various paintings of the landscape. Of all his works created during his summer visits to Jaboneros, Mountains of Málaga is considered to be one of the very best from this period, perfectly capturing the majesty of the natural setting around Lagar Hurtado. Lagar Hurtado, comprising the principal historic building, the 36 room Hotel Cortijo de La Reina, the 5-bedroom Villa Mirador, and the 232,782 sq m plot in which they are situated, was purchased by the Mathiven Group in 2016, after the hotel and villa closed. Recognizing the exceptional aspect, views and location, within a natural park, combined with close proximity to excellent transport links, Mathiven Group saw the unprecedented potential to create an eco-estate, restoring existing buildings and reviving vini-culture, or, with purchase of neighboring land, to create a world class agri-based private estate or eco-resort and well-being retreat, that could rival such global destinations as Island Records founder Chris Blackwell’s Golden Eye, Oracabessa in Jamaica, Sublime Comporta, Portugal, or Son Bunyola Mallorca, part of Virgin Limited Edition, which includes founder Richard Branson’s Necker Island. Since the initial acquisition of Lagar Hurtado Mathiven Group have purchased two neighboring plots, bringing the total land volume to 766,587 sq m, creating an optimal sized estate. Following consolidation of the land Mathiven brought together an exceptional team of experienced professionals to realize plans for their vision of Lagar Hurtado while remaining true to the ethos and values of eco-development, investing in people, and regenerative development and tourism. The proposals, now fully approved by the Spanish national and regional authorities with all necessary permits in place, allow for the regeneration and expansion of the main hotel/building up to 10,000 sqm, renovation of Villa Mirador and pool, development of a new villa up to 300 sq m west of the existing main buildings, and south east of the main buildings the regeneration of an old farm house, Finca Postigo, and further new buildings up to 300 sq m. Approved plans also provide for upgraded infrastructure, addressing access, energy, water and waste management, that along with excellent build quality and sympathetic development will ensure Lagar Hurtado achieves ‘Leadership in Energy and Environmental Design’ (LEED) accreditation. Permits include a unified environmental authorisation from the Andalusian Regional Government, and a building permit, along with approved regional and energy subsidies of up to €5.9 million. Erik Holmgren Head of Beauchamp Estates Marbella comments, “Opportunities like Lagar Hurtado are exceptionally rare. The combination of a prime position, overlooking Málaga, within protected natural parkland, proximity to transport, and full permissions already in place, makes this one of the most compelling development opportunities in southern Spain. “For existing eco-tourism and hospitality operators seeking to expand in the region the principal obstacles and challenges around permissions and permits that exist in all protected landscapes have already been obtained, removing the usual long delays in progressing to build and delivery. For investors seeking a unique opportunity, in an expanding sector, that is proceedable, with the option of a locally based partner then Lagar Hurtado is also ideal and Mathiven an excellent, experienced local partner.” In addition to the primary accommodation offer, Lagar Hurtado is also well placed for developing complementary activities, such as wine tourism, artisan olive oil products, wellness, glamping, equestrian facilities and special events. Market and Opportunities The sale of Lagar Hurtado comes at a time when Malaga is experiencing a boom in the luxury accommodation sector. According to recent data, the province closed 2024 with a hotel investment of €269 million, highlighting the acquisition of 18 hotels (2,173 rooms). The demand for high-end accommodation in Malaga, and particularly the wider Andalucía region, has been increasing, driven by growth of tourism and travelers’ search for unique, sustainable, experiences, where tourism regenerates rather than erodes. Lagar Hurtado is located just 20 minutes from Malaga’s Old Town and 35 minutes from the international airport. Vendors Mathiven Group are offering Lagar Hurtado for sale through their sole appointed agents Beauchamp Estates, at an asking price of €14million, including land, properties, designs and plans, licenses and grants, OR are open to a partnership with a suitable investor, private […]

Beauchamp Estates, the leading British firm of choice for UHNWIs in the ultra-prime real estate sector, is strengthening its presence in Southern Europe with a new office in Marbella. This strategic move further consolidates the firm’s international expansion and reinforces its presence in key global areas of wealth.• Serving an international client base of UHNWI and HNWI, Marbella now joins the firm’s global network which includes London, the French Riviera, Monaco, New York, Mykonos and Tel Aviv. • Beauchamp Estates has been involved in some of the world’s most significant property transactions including the historic sale of Villa Les Cèdres in Saint-Jean-Cap-Ferrat (€200 million), La Belle Epoque Penthouse in Monaco (£143 million) and 2–8 Rutland Gate, London (£225 million) — the most expensive private residence ever sold globally. Marbella, June 4th 2025 – Beauchamp Estates, the real estate firm of choice for UHNWI and HNWIs, specialising in ultra-luxury properties, has officially opened its new office in Marbella. This expansion marks a strategic milestone in the firm’s international growth, following its presence in London, the French Riviera, Monaco, New York, Mykonos and Tel Aviv. The decision reflects the growing interest from the firm’s global clientele in the enviable Southern European lifestyle offered by destinations like Marbella. Founded in 1979 by visionary Gary Hersham, Beauchamp Estates has positioned itself as the brokerage of choice for buyers, vendors and investors of exceptional luxury properties. Beauchamp Estates offers exceptional standards of service tailored to individual clients based on discretion, excellence and access to assets that rarely reach the open market. “Beauchamp Estates has secured its reputation by remaining flexible and responsive to client demand, opening offices where market interest aligns. Marbella offers an exceptional climate and an enviable lifestyle, making it highly attractive whether for seasonal stays or long-term living,” says Hersham. “Marbella meets all the conditions our clients are looking for: a privileged climate, exclusive properties, international connectivity, and a secure legal framework. Our arrival here is not a temporary venture – it is a long-term strategic commitment.” The Marbella office will be led by Erik Holmgren, Head of Beauchamp Estates Marbella, working alongside Gary Hersham, Founding Director of Beauchamp Estates, who owns a villa in Marbella and, as a local resident and frequent visitor, knows the market intimately. Holmgren brings over a decade of high-end real estate experience, and together with the firm’s global team, will offer bespoke advisory services to clients seeking both lifestyle and investment opportunities. “The new office has been opened to meet the rising post-pandemic demand by our clients and international buyers for homes in sunny wealth hubs such as Marbella, the French Riviera and Dubai,” says Holmgren. “In Marbella’s luxury homes market, 90% of buyers are from overseas, so Beauchamp Estates is well placed with our offices in London, France and the Middle East to drive interest and connect clients with the Spanish market.” The opening of the Marbella office comes at a time when global UHNWIs are reassessing their choice of both permanent and secondary residences. Fiscal tightening in the UK and other jurisdictions has led many to explore alternative locations with greater lifestyle appeal and favourable economic conditions. Marbella, with prime enclaves such as La Zagaleta, Sierra Blanca and the Golden Mile, is emerging as a preferred destination, known for its quality of life and established international community. Beauchamp Estates reveals that the top foreign nationalities purchasing in Marbella include buyers from the UK, Sweden, the Netherlands, Germany, and the Middle East—particularly Qatar, Saudi Arabia and the UAE. As a result, the city’s official population of 275,000 swells to over 800,000 during peak season, underscoring the international magnetism of the destination. Beauchamp Estates arrives in Marbella with a carefully curated portfolio of contemporary villas, branded residences, Andalusian-inspired estates and select turnkey projects developed in collaboration with local developers and architects. Its clientele includes entrepreneurs, celebrities, tech moguls and members of royal families who seek more than just a residence—they value security, privacy and strategic investment potential. With an extensive international network and an experienced multilingual team, Beauchamp Estates offers more than transactional support; it delivers a comprehensive, advisory-led service. “We don’t just sell properties: we facilitate secure dreams for those who can afford them but demand excellence,” Hersham adds. This new Marbella office reaffirms Beauchamp Estates’ long-term vision and positions the Costa del Sol as a vital player in global luxury real estate, at a time when lifestyle and legal security are valued as highly as the assets themselves. A legacy of landmark transactions Beauchamp Estates has built a global reputation for its expertise in off-market transactions, where discretion and exclusivity are paramount. This approach has enabled the firm to complete some of the most iconic deals of recent decades, further strengthening its relationship with HNW and UHNW clients. Among its most notable transactions: • International deals including Villa Les Cèdres in Saint-Jean-Cap-Ferrat (€200M) • The iconic La Belle Époque Penthouse in Monaco for £143M, along with key sales in Monaco, Miami, Vienna and Washington D.C. • Sale of 2–8 Rutland Gate (London) for £225 million – the most expensive private sale in the world • UK’s most expensive rental: £280,000 per week for a two-month stay • Recent high-value transactions including Hyde Park Gardens (£38.4M), Grosvenor Square (£36M) and Chester Square (£23M) As part of its strategic entry into the Costa del Sol, Beauchamp Estates has also taken on the exclusive marketing of the Lagar Hurtado hotel complex, a historic estate located in the Montes de Málaga. This unique project embodies heritage, sustainability and exceptional long-term value – aligning perfectly with the firm’s commitment to premium assets. With the opening of its Marbella office, Beauchamp Estates not only expands its international footprint but also strengthens its role as a leading voice in ultra-prime real estate, connecting the world’s most discerning buyers to the properties and lifestyles they seek. The firm anticipates continued growth in Marbella and the wider Costa del Sol region, helping to position the area as one of the most sought-after […]

Agatha Ruiz de la Prada presents her latest book “Todo por un plan” at La Fonda Heritage Hotel in Marbella Marbella, 28th of April 2025.- Last Friday, April 25th, the iconic designer Agatha Ruiz de la Prada surprised everyone once again, this time in the heart of Marbella’s old town, with the presentation of her latest book, “Todo por un plan”. The event took place at the elegant La Fonda Heritage Hotel, a location that Agatha herself did not hesitate to describe as “the most chic hotel in Marbella”, it became the perfect setting to share her vision of life, personal challenges and above all, the importance of planning your own course. “Agatha Ruiz de la Prada: Todo por un plan” is much more than a autobiographical story. It is a life manifesto full of colour, courage and determination. In these pages, the author narrates with her particular sense of humour and heartbreaking honesty, the key moments of her professional and personal career, weaving together reflections on the power of plans—the big and the small— that have guided her path. “Plans have saved my life”, the designer confessed during the presentation, highlighting how having a clear direction has allowed her to reinvent herself time and time again. The presentation, intimate but vibrant, attracted numerous followers of the author, lovers of fashion, literature and culture, and included a presentation by the renowned journalist Ana Porras Guerrero. Agatha, with her usual charming energy, signed copies, shared anecdotes and posed smiling along the hotel’s 18th-centuary arcades, a space she herself chose in the hope of giving visibility to the event in an environment with soul. “This place is a hidden gem, a marvel that represents the spirit of what I want to tell in this book”, she commented. With “Todo por un plan”, Agatha Ruiz de la Prada not only reaffirms her role as an influential figure in the Spanish cultural scene, but also invites her readers to reflect, dream and of course plan. As she herself says, “when everything fails, having a plan always gives you hope”. La Fonda Heritage Hotel: A boutique hotel with history and soul The building that houses the hotel and restaurant, which celebrates its 60th anniversary this year, has undergone a comprehensive restoration that has brought to light important archaeological finds, like the 16th century Hermitage of San Sebastian and an 18th century dressing room with original frescoes. This exclusive boutique hotel has 20 unique rooms, each with its own character and charm. Some have large terraces, others have traditional balconies overlooking the Plaza del Santo Cristo, and some are located high above the rooftops of the old town, offering a privileged perspective of Marbella. www.lafondaheritagehotel.com TEBA SILES Responsable de Prensa – +34 696 321 130 prensa@mncomunicacion.com www.mncomunicacion.com

La Fonda Heritage Hotel in Marbella celebrates its 60-years of history with a spring full of art, gastronomy and culture In 2025 it will be 60 years since the opening of this legendary hotel, founded in 1965 by designers Jamie Parladé and Duarte Pinto Coelho. In 1978 its restaurant La Fonda received the first Michelin Star within a Marbella hotel, which held until 1995. Marbella, 9th April 2025– As part of its 60th anniversary and its consolidation as a luxury landmark in Marbella, La Fonda Heritage Hotel, the first member of Relais & Châteaux in Andalucia, presents a full schedule of cultural events for the spring. This initiative is part of the hotel’s objective to celebrate its anniversary with a variety of activities throughout the year, becoming a meeting point for lovers of gastronomy, culture and unique experiences in the heart of Marbella’s Old Town. History of a Marbella icon The emblematic building that today houses the boutique hotel has a history as unique as it is fascinating. What began as a private residence was also a church, a school and since 1965 a landmark of Marbella’s high society, transformed into a luxury hotel by renowned designers Jamie Parladé and Duarte Pinto Coelho. In 1976, the hotel restaurant became a gastronomic epicentre under the direction of Gustav Horcher— known as Moppy—, son of the legendary Otto Horcher. His impeccable culinary offering and distinguished service attracted personalities from around the world, earning him the first Michelin star in 1978, which it held until 1995 (both editions included), the date of its closure. Forty years later, the building, already in a state of ruin, was acquired with the intention of restoring it to its former splendour. An ambitious restoration project was undertaken that lasted seven years. During the works, valuable archaeological remains belonging to the former Hermitage of San Sebastián came to light. Many of these elements have been preserved and today form an integral part of the three 16th century buildings that make up the current hotel. One of the greatest treasures is the original dome of the church’s alcove, along with 18th century murals, now integrated into the spectacular Heritage Suite, one of the 20 rooms offered by this boutique hotel full of elegance and history. Cultural and Gastronomic Agenda To commemorate the second anniversary of its reopening, throughout the month of April the hotel restaurant will offer its guests a complimentary cocktail designed especially for the occasion. A toast to the history, the excellence and the rebirth of a legendary place. This spring’s notable activities include: APRIL 10th of April – Roundtable on the Chinese market Marbella City Council, through its Tourism Department, and in collaboration with Asialink, will hold a day of analysis on the opportunities of the Chinese Market. The meeting will feature the prominent participation of influencer Min Zhao, a regular contributor to Turespaña. The roundtable will take place from 10:00am to 12:00pm. 25th of April – Literary meeting with Agatha Ruiz de la Prada The iconic designer Ágatha Ruiz de la Prada is the star of this literary meeting in Marbella, where she will discuss her two latest books: “Mis Memorias” and “Todo por un plan”. “Mis Memorias” is an intimate tour of her personal and professional life, from her first steps in the world of fashion to her consolidation as one of the most recognised figures in Spanish design. “Todo por un plan”, meanwhile, reveals the ins and outs of her creative universe, exploring with humour and intelligence her philosophy of life, art, aesthetics and her most personal reflections. The event will take place at 7:30pm in Los Patios de La Fonda, in an intimate and approachable format, designed for lovers of literature and fashion. We will soon confirm who will accompany the author during the talk. MAY 8th, 9th and 10th of May –Be Beautiful vase exhibition The prestigious German interior decorator Bernard Biscontini Hasse, owner of the Be Beautiful boutique, will present an original collection of 20 ceramic, glass, porcelain, and stone vases, the work of various international artists that fuse design and contemporary sensibility. JUNE 5th of June – Business networking with LA RED CIT The hotel will be the setting for this dynamic professional meeting organised by the CIT Marbella Association of business owners and professionals.

The benchmark for meat in Puerto Banús and the Costa del Sol reinforces its commitment to excellence with a selection of exclusive cuts that have won worldwide awards along with internationally renowned wines recognised by experts. The menu offers premium cuts such as Wagyu Kobe and Angus, accompanied by renowned wine labels with up to 99 Parker points With a team of more than 120 professionals, the Guacho group continues its growth by focusing on quality and innovation in each of its culinary concepts. Marbella 13th of March 2025– In the heart of Puerto Banús, where luxury and haute cuisine come together, El Gaucho de Banús opens the season with a revamped menu that pays homage to Argentine tradition and culinary excellence. The new offering features a selection of certified meats, internationally recognised for their exceptional quality, and a wine cellar that includes some of the most acclaimed labels on the global wine scene. From its iconic grill, El Gaucho de Banús offers prestigious cuts such as Black Angus from Kansas, Aberdeen Angus from Ireland and Black Ranch from Argentina. Added to this offering is the exquisite Wagyu beef in its most coveted varieties: the certified Australian, the famous Japanese Kobe and the exclusive Spanish Santa Rosalía. The Rubia Gallega, a symbol of the Iberian cattle-raising tradition, also occupies a prominent place on the restaurant’s menu. The distinction of these cuts is no coincidence. The meat served at El Gaucho de Banús has been awarded in competitions such as the World Steak Challenge, where it has received the prestigious Prime Certificate in various editions. In addition, some of its products have been recognised in the demanding Great Taste Awards, consolidating the restaurant as a benchmark in haute meat cuisine. At El Gaucho de Banús, you can enjoy delicacies such as the Wagyu Kobe, considered one of the most exclusive cuts in the world. Other premium options include the Chateaubriand, the national Wagyu sirloin and the Kansas Black Angus top sirloin. To match these delicacies, the restaurant’s wine list has been carefully selected with labels that have obtained the highest ratings on the Parker scale and in other renowned international competitions. Among the most distinguished wines are the Valduero 1 Cepa Premium (Tempranillo, D.O. Ribera del Duero), with a score of 99 points, the NIC RES. (Tempranillo, D.O. Ribera del Duero), with 97 points, and the Vivaltus 2018 (Tempranillo, D.O. Ribera del Duero), which achieves 95 Parker points. For Humberto Gacioppo, founder of the restaurant, this new season represents much more than the continuation of a gastronomic project: “For me, El Gaucho de Banús, is an opportunity to express my pride in being Argentinian, in having built, with sacrifice, a European benchmark for meat and authentic Argentine cuisine; to honour our traditions and offer an experience that has made our restaurant the best Argentine restaurant in Malaga and, why not, in Andalusia”. About the Guacho group Beyond its iconic grill, El Gaucho de Banús is part of a gastronomic group steeped in family history and is constantly evolving. Founded in 2014, the Gaucho group has expanded its culinary offering with two additional establishments in Puerto Banús. PiCú Seafood is its commitment to excellence in seafood and fish, with a menu that stands out for the quality of its lobster, seafood paella and cuts of lamb and Angus. On the other hand, Lalala Puerto Banús is positioned as a lounge-bar with an exceptional terrace overlooking the port where cocktails and Mediterranean cuisine combine to offer a sophisticated experience. With a team of more than 120 professionals, the Gaucho group continues its growth by focusing on quality and innovation in each of its culinary concepts, turning its restaurants into benchmark destinations in Puerto Banús. This new season, El Gaucho de Banús reaffirms its position as one of Costa del Sol’s leading gastronomic destinations, where meat and wine reach their peak in an incomparable setting.

A Booming Market That Continues to Break Records The remarkable performance of Marbella’s real estate market is far from a temporary surge; it represents the dawn of a new era of unprecedented expansion that is set to redefine the future of the region’s real estate sector for decades. This insight comes from the latest Marbella Property Market Report prepared by the real estate agency Panorama. Marbella’s real estate market is currently experiencing exceptional growth, with demand consistently outstripping supply and driving prices upward. The city has been awarded prestigious international accolades such as the “Best Overall Destination” in 2024, further solidifying its global recognition and appeal as a hub of luxury. High-quality tourism has seen significant growth, with a notable increase in visitors from the U.S., Canada, and the Middle East, further bolstering demand in the real estate sector. This surge in demand, coupled with limited supply, has led to an average 13.7% increase in sales prices over the past year, reaching new historic highs. Marbella, September 2nd 2024 – Marbella’s residential property market has reached new heights of excellence and sophistication, as revealed in the recent “Marbella Property Market Report 2024,” prepared annually by Christopher Clover, Managing Director of Panorama Properties, Marbella’s longest established real estate agency with over 54 years of experience in the sector. This report details the significant transformation the market has undergone, driven by an unprecedented boom in sales activity following the pandemic, positioning Marbella at the forefront of the world’s ultra-luxury destinations. This recognition is further evidenced by the city’s receipt of major awards such as the “European Best Destination” and “Best Overall Destination” in 2024. The Marbella property market has maintained its dynamic evolution, with sustained growth in both 2023 and 2024. In 2023, sales in the Golden Triangle (Marbella, Estepona, and Benahavís) reached a total of 8,243 properties, surpassing pre-pandemic 2019 figures by 24.55%. This upward trend continued into 2024, with a 19.47% increase in sales during the first quarter compared to the same period in 2019. Buyer profile and key statistics Real estate investment continues to attract international buyers, with growing demand from citizens of the United Kingdom, Sweden, and the Netherlands, who lead the market in acquisitions. According to the report, British buyers account for 18.58% of total purchases, followed by Swedes with 10.78% and the Dutch with 8.5%. Belgians and Germans also contribute significantly, while there has been a notable increase in buyers from the U.S., Canada, and Middle Eastern countries such as the United Arab Emirates and Saudi Arabia. Overall, international buyers represented 33.7% of total homes sold in 2023 in the province of Málaga. This influx of foreign buyers is driven by the search for the luxurious and exclusive lifestyle that Marbella offers in abundance. The city attracts not only high-net-worth individuals looking for a second home but also those interested in luxury properties as a secure and profitable long-term investment. Sustainable urban development Marbella’s new General Urban Development Plan (PGOU) is a cornerstone of the city’s growth strategy. Initially approved in March 2023, this plan focuses on the sustainable and balanced expansion of Marbella, aiming to preserve its distinctive character as a “Garden City.” With a significant 6.7% increase in the official population over the past five years, the PGOU seeks to provide a high-quality living environment that respects the natural surroundings. Comparison of actual sales prices Marbella’s real estate offering continues to show an upward trend in sales prices, reflecting the strength and attractiveness it maintains globally. According to Panorama’s report for 2024, demand outstrips supply, driving sales prices that have experienced an average increase of 13.7% between June 2023 and June 2024, reaching a new all-time high of €4,812 per square metre. This value represents more than double the average price per square metre recorded a decade ago, underlining the sustained growth and revaluation of properties in the region. In the luxury apartment segment, prices in Marbella start at around €6,000 per square metre, with beachfront properties on the prestigious Golden Mile reaching up to €30,000 per square metre, and in some exceptional cases, even exceeding these values. On the other hand, luxury villas, both new and renovated, show prices starting at 8,000 euros per square metre and can reach 14,000 euros per square metre in the most exclusive areas, with certain exceptional properties reaching even higher prices. It is also worth noting that although relatively high interest rates have made home purchases more expensive for those in need of mortgages, it is interesting to note that less than 10% of home purchases in the luxury segment of the Marbella market, which we define as properties with sales prices above €2,000,000, are made with mortgage loans. Compared to other luxury destinations globally, Marbella has established itself as a strong competitor, rising to 13th place in the global ranking of luxury destinations in 2024, overtaking iconic locations such as Mallorca and Vancouver, according to Knight Frank’s Wealth Report 2024. This information not only highlights Marbella’s competitiveness in the global market, but also reinforces its position as one of the most sought-after real estate investment destinations in Europe and the world. Despite high prices, Marbella continues to attract international buyers and investors, ensuring a bright future for the city.

Buyer profile and key statistics

Real estate investment continues to attract international buyers, with growing demand from citizens of the United Kingdom, Sweden, and the Netherlands, who lead the market in acquisitions.

Sustainable urban development

Marbella’s new General Urban Development Plan (PGOU) is a cornerstone of the city’s growth strategy.

Comparison of actual sales prices

Marbella’s real estate offering continues to show an upward trend in sales prices, reflecting the strength and attractiveness it maintains globally.

Compared to other luxury destinations worldwide, Marbella has established itself as a strong competitor, rising to 13th place in the global ranking of luxury destinations in 2024, overtaking iconic locations such as Mallorca and Vancouver, according to Knight Frank’s Wealth Report 2024. This data not only underscores Marbella’s competitiveness in the global market but also reinforces its position as one of the most sought-after real estate investment destinations in Europe and beyond. Despite high prices, Marbella continues to attract international buyers and investors, ensuring a bright future for the city.

Rising rental market

Meanwhile, Marbella’s rental market has also seen significant price increases for both long- and short-term rentals. Average long-term rental prices have risen by up to 10.3% on the Golden Mile, reaching €19.2/m² per month. The shortage of available properties for long-term rental, combined with growing demand, continues to push prices steadily upward. As for short-term rentals, new regulations introduced in 2024 have ensured greater professionalization of the sector, although they also add an additional administrative burden for owners and investors.

Future Outlook

Looking ahead, Marbella’s real estate market is on the brink of an exceptional growth period. Its success is not confined to the city alone but extends to neighbouring municipalities as well, consolidating the area as a global luxury epicenter.

By 2024, investments in Marbella are expected to exceed €800 million in major building permits. This economic dynamism reflects the city’s continued growth, which has also reached record figures in employment, with over 80,000 contributors and unemployment at its lowest level ever.

“This momentum will not only continue but will accelerate in the coming years, further consolidating Marbella as a leading destination for real estate investment. The market’s performance is not merely a temporary boom; rather, it marks the beginning of a deep and sustained expansion phase that will define the region’s real estate landscape for decades to come,” predicts Christopher Clover.

It is owned by chef Richard Sandoval, who has been awarded the Bon Appétit Restaurateur of the Year Award, the James Beard Outstanding Restaurateur Award and Mexico’s Toque de Oro. The ingredients are sourced from the best zero-kilometre producers on the Costa del Sol. Highlights include a wide selection of makis such as the lobster maki, with lobster, avocado, mango and ‘macho’ sauce, the AngryZengo, with spicy tuna, avocado, lemon and yuzukosho mayonnaise and the Gambas Yuzu maki, with prawn tempura, quinoa, spring onion and chipotle yuzu. Also worth mentioning are the NasiGoreng wok, with fried rice, chicken saté, pickled vegetables and fried egg; and the Beef wok – UdonNoodle, with bokchoy, spring onion and furikake. These dishes, and the rest of Zengo’s complete culinary offering, are complemented by the drinks menu which includes six signature cocktails (innovative hand-crafted cocktails), as well as Latin and Spanish wines, Japanese sakes and the best references of tequilas and mezcals. Plans to expand Zengo Marbella joins Doha and Dubai as the chosen capitals for this type of restaurant from the Richard Sandoval Hospitality group.

In less than 6 months following its opening, Óbal Urban Hotel is the only hotel in Spain to have simultaneously obtained five certifications in Quality, Environment, Occupational Health and Safety in the workplace, Universal Accessibility and Tourist Quality. With these certifications, it is possible to evaluate the hotel’s comprehensive management, guaranteeing the provision of high quality services. Marbella, 24th of June 2024.- The Óbal Urban Hotel has become the only hotel in Spain to have simultaneously gained five certifications in certifications in Quality, Environment, Occupational Health and Safety in the workplace, Universal Accessibility and Tourist Quality. This recognition positions the Óbal Urban Hotel as a leader in the hotel sector, highlighting its commitment to excellence and sustainability, both with external and internal clients. The OCA Global reported that the Institute for Spanish Touristic Quality has awarded this month the hotel the UNE-ISO 22483:2020 Hotels certificate, known as the Q for Tourism Quality. This certificate, exclusive for the hotel sector, evaluates aspects such as reception management, cleaning, maintenance, food and beverage management, events, leisure activities and environmental management. The Q for Tourism Quality certification ensures that the hotel offers high quality services and meets rigorous standards, which only a few hotels in Spain have achieved. The consulting firm Q-Innovate has been the company hired to help in the implementation of the Comprehensive Management System of all these standards. This certification is added to those already obtained: ISO 9001 Quality: This international standard guarantees the hotel’s services and processes meet the highest quality management standards. Processes are reviewed regularly to ensure a superior experience for guests. Only hotels that demonstrate consistent, effective management obtain this certification. ISO 14001 Environment: Recognizes the effective management of the hotel’s environmental impacts, promoting sustainable practices and the protection of the environment. This certification is granted to hotels that implement environmental management systems and are committed to reducing their ecological footprint. ISO 45001 Workplace Health and Safety: Ensures a safe and healthy work environment, minimising risks and promoting employee well-being. This certification is crucial for any organisation that wants to protect its staff and maintain high standards of workplace safety. ISO 170001 Universal Accessibility: Certifies that the hotel facilities are accessible to all people, including those with disabilities. This certification ensures an inclusive experience for all guests, something that only a limited number of hotels have achieved. “These certifications reflect our commitment to quality and sustainability. We are proud to be pioneers in Spain and offer our guests a safe, accessible and high-quality environment”, states Manuel Murga, Óbal Urban Hotel’s Manager. Obtaining these certifications has been possible thanks to the management and leadership of José Juan Avilés, Director of Human Resources and Certifications of Solvento Group, as well as Head of the Comprehensive Management System in the case of the hotel, and Inmaculada García of the Resources Department Human Resources and Certifications of Solvento Group. This achievement underlines Óbal Urban Hotel’s commitment to operational excellence and social and environmental responsibility. Therefore, with a focus on excellence, sustainability and innovation, the Óbal Urban Hotel is ready to establish itself as a benchmark in the hotel scene of the Costa del Sol. “This achievement not only celebrates our past, but also drives us towards a bright future in hospitality in Marbella”, concludes Manuel Murga.

More than 200 guests attended the event, including the mayor María Ángeles Muñoz and Irene Villa with her fiancé, David Serrato, as special guests. After an investment of 9 million euros and starting with 65% of rooms occupied, Óbal Urban Hotel exceeds expectations and reflects the growth in tourism within Marbella, establishing itself as the leading location within the sector. The hotel just received the UNE 170001 Universal Accessibility certification and it is in the process of obtaining the European Standard Certificates: the ISO 9001 quality standard, the Q Tourism Quality Seal, the ISO 14.001 environmental standard, the lSO 45.001 safety and health in the workplace standard, and the SICTED for quality in destination. With these qualifications, the hotel is to become the first in Spain to obtain the 6 most important qualifications in the hospitality industry. Marbella, 17th May, 2024.- In the afternoon of the 17th May, Óbal Urban Hotel officially marked the beginning of their first summer season with a grand-opening party, after its recent transformation into a 4-star hotel. This event, celebrated in the heart of Marbella, had the attendance of 200 guests, including prominent figures such as the Tourism, Culture and Sports Delegate from the Andalusia Government in Málaga, Gemma del Corral, the mayor of Marbella María Ángeles Muñoz; the human resources, urbanism, civic security, industry and public life delegate, José Eduardo Díaz Molina, and other representatives from the city council. Amongst the attendees were also the president of AEHCOS, José Luque García, and the President of CIT, Juan José González Ramírez. It´s also important to note the attendance of Irene Villa, the event’s patron who attended with her fiancé, David Serrato. During the party, the origins of the old Hotel San Cristóbal were commemorated, built in the year 1961 on the land adjacent to the Parra family home, on the Avenue Ramón y Cajal de Marbella, with 58 rooms. Back then it was a guest house, providing only accommodation. After years of management under the second generation of the Parra family, now the third generation takes the reins of the family business. The 110-bedroom hotel, which has been running since the beginning of the year, following a €9 million renovation, has achieved an average occupancy of 65% within its first months, a promising figure that exceeds initial expectations and aligns with trends of the region’s growth in tourism. The tourism figures in the Costa del Sol, provided by the National Statistics Institute (INE), show a significant increase in the number of tourists and overnight guests during the first quarter of 2024, which reflects a positive outlook for local industry. Marbella in particular has seen a notable rise in tourist activity, with a new record of more than 220,000 overnight stays in March. “The results of the first quarter have been extremely positive and it encourages us to look optimistically towards the summer season. We anticipate an increase in the number of visitors and we hope that our value proposal, centered around the client’s quality experience, places us as leaders in the sector”, states Manuel Murga, director of Óbal Urban Hotel. Cristóbal Parra, the family business’ operations director, highlighted the philosophy behind the project, saying “Our commitment to providing an urban, modern hotel responds to Marbella´s need for constant development. Óbal Urban Hotel has been specially designed to offer an exceptional experience, all whilst with the promise of sustainability and innovation.” Additionally, the hotel has made an important step in its commitment to inclusion and accessibility in gaining the UNE 170001 universal accessibility certification. This guideline certifies that the hotel meets the highest standards, ensuring its facilities are accessible to everyone. This achievement is part of the constant work by a specialised team, which is also focused on complying with Tourism Quality, Environmental, Occupational Health and Safety, and the Comprehensive System for Tourism Quality in Destinations (SICTED) regulations, highlighting the hotel’s strategy to ensure maximum quality and accessibility in its reopening process, consolidating its leadership in the hotel industry. Furthermore, the cuisine on offer at Óbal Urban Hotel is one of the stand out characteristics of the new establishment, lead by head chef Marilú Montecé, who boasts a recognised career in cooking. The Alameda restaurant, under her direction, specialises in Mediterranean cuisine using local, zero-Km products, offering their diners an authentic and high quality culinary experience. Also, the hotel boasts a unique location in the old town of Marbella, the RoofTop 360 Blue Sky Bar, with an innovative menu including healthy options, signature cocktails and a pool with panoramic views of the city, this space offers a relaxed and modern ambience. The new terrace has caught the attention of locals and visitors alike, becoming one of the most popular destinations for both leisure and entertainment in Marbella, with a calendar full of events, DJ sets and live music, establishing it as an important location for entertainment in the city. With these initiatives and a solid operations strategy, Óbal Urban Hotel prepares for an exciting summer season, establishing itself as the number-one destination for national and international visitors in search of comfort and convenience in the centre of Marbella. www.obalhotelmarbella.com For more information: prensa@comunicacion.com
